What is Homyspace?
Homyspace is a temporary rental company that offers accommodation solutions for companies and displaced workers. For property owners, renting your properties to Homyspace customers means earning legal, safe, and hassle-free income from renting.
How does Homyspace's reservation process work?
- We receive the accommodation request from a company or worker
- If you do not have the immediate booking option, we will consult with you regarding the price and conditions
- We propose your property and inform you whether it was accepted or not
- We receive the payment and send you the contract for you to sign digitally
- We pay you 24 hours after the tenant's check-in
- You send the rental invoice to the client

Does Homyspace handle the complete management of the apartments?
No. Homyspace is responsible for distributing and promoting properties through an extensive network of partners to attract quality tenants and handle the necessary paperwork for the rental agreement. However, we do not handle services such as check-in, check-out, or property cleaning; these responsibilities are assumed by the owners.
In which locations is Homyspace?
We manage accommodation requests in both major cities and less populated specific locations; we are present in more than 1,200 localities in Spain. Demand depends on the needs of the companies, so no matter where your property is located, we would love to have it.
Under which legal framework does Homyspace operate?
Homyspace connects both parties and acts as an intermediary in the rental process. Our contract model is regulated by the Urban Lease Law (LAU), Law 29/1994, of November 24. A seasonal rental contract is made with a use other than habitual residence.
How do I register as an owner with Homyspace?

What do I do if I forget my Homyspace password?
Don't worry, you can use the 'access via email' option. Enter your email, and we will send you a code to access your account.
What are the chances of renting my property through Homyspace?
The demand from corporate clients is highly varied, as they travel not only to major cities but also to less central or populated areas. The main cities receive a higher volume of relocations, but it all depends on the client, the project that arises, and their work area.
Can I rent with Homyspace for only a few months a year?
Yes. You always have your property's calendar available, so you decide the dates you want to leave available for us.
What types of properties does Homyspace work with?
Whole houses or apartments, hotels, aparthotels, pensions, and rooms.
Does Homyspace have exclusivity, or can I work with multiple platforms?
There is no exclusivity or permanence with Homyspace. You can work with as many platforms as you want. If you work with multiple platforms, we recommend updating your availability through iCal.
Can I offer room rentals?
Yes. If you have a property with multiple rooms, you should create an ad for each room, specifying its amenities and shared area details.
Do I need to have a Tourist License to offer my property on Homyspace?
No, at Homyspace, we do not handle tourist rentals, so it is not necessary.
What is the average length of rentals managed by Homyspace?
We accept rentals from 1 month to 11 months, but the average stay is usually 3 months.
Payments and billing
What is Homyspace's commission?
Our intermediation fee is 9%, which is calculated based on the net value of the total stay.
How do I pay Homyspace the commission?
You don't need to worry about paying the commission, as we will always deduct it from the first payment and send you an invoice for the corresponding amount.
When will I receive the payment for the rental managed by Homyspace?
Following our secure check-in policy, the client pays Homyspace immediately upon confirming the reservation, and Homyspace pays the landlord 24 hours after check-in.
How often are payments made?
For rentals of up to 60 days, our clients pay the full rental amount. For rentals over 61 days, payment is made monthly; the first monthly payment is made to Homyspace, and from the second month onwards, the client pays the landlord directly.
Can I request a deposit?
Yes, for each property, you can configure the amount of the deposit you want to request.
How is the deposit paid?
We transfer the deposit payment along with the first monthly payment, 24 hours after check-in.
When and how should I return the deposit to the guests?
You have up to 30 days after check-out to return the deposit. In the case of damages or defects, you have 24 hours after check-out to report them, and then 10 more days to submit the necessary budgets, invoices, or documentation to assess the damages.
What is the cancellation policy?

Do I need to issue an invoice for all rentals?
Yes, our clients are corporate clients, and they always need to receive an invoice. You don't need to be a company or self-employed to issue an invoice; any individual can do so. Additionally, we will assist you at all times to ensure you know the amounts and information you need to include in the invoice.
Do I need to invoice with taxes?

Do I have to be the owner to issue the invoice?
Not necessarily. If the property owner transfers the right to rent the apartment to another person, that person can issue the invoice for the rental of the property.
Contract
Do I need to make a rental contract?
You don't need to worry about the rental contract. We will use the Homyspace contract model, which has been prepared by our legal department, experts in the field. If you want to see a template of the contract model, email us at proveedores@homyspace.com, and we will send it to you for review.
Who signs the contract?
The contract is signed by both contracting parties, the landlord and the tenant. If one of the parties is a company, it is signed by the attorney or legal representative.
When is the contract signed?
When the client has paid the first monthly payment, we will send you the contract via email for digital signature.
How is communication between the landlord and the client?
During the offer and reservation process, all communication with the tenant is handled by Homyspace as an intermediary. Once the contract is signed by both parties, we will provide you with the tenant's contact details. From that point on, you can communicate directly to arrange everything you need (arrival time, key handover, etc.).
What happens if the tenant wants to extend the contract?
One of the parties must notify Homyspace so we can reflect the stay extension in the contract. An agent will contact the landlord to check if an extension is possible and the terms of the extension. The landlord will always have the final decision to accept it. Once we have confirmation, Homyspace will send the contract with the new dates and conditions to both parties.
How far in advance can a tenant request an extension of the contract?
At any time, although we always recommend doing so as early as possible, as the possibility of extending will depend on your property's availability and your decision to accept the extension.
What happens if the tenant decides to leave before the contracted period?
The tenant can terminate the contract early as long as they notify the landlord of their intention to terminate with:
- One (1) month's notice before the intended termination date if the contract's duration under the specific conditions is less than 3 months (90 days).
- Two (2) months' notice before the intended termination date if the contract's duration under the specific conditions is more than 3 months (90 days).
If these deadlines are not met, the penalties established in the rental contract will apply.
Properties
How do I publish my property on Homyspace?
Once you have registered as an owner on the portal, you can access the properties section and add it.
What requirements must my property meet?
Your property must have a habitability certificate, be furnished, and have bedding, towels, and kitchenware for all rentals.
Do I need to specify the property's address in the ad?
Yes. Keep in mind that this information will be used internally by Homyspace to calculate real distances and prepare rental contracts when applicable. It will only be visible to a client once their reservation is confirmed.
How many people can stay?
The capacity of your apartment will correspond to the number of beds the property has. Tenants, being workers, do not share beds, so double beds count as capacity for one person.
How are utilities and services charged?
'For each property, you can configure how you want to manage utilities: not included in the price, included in the price without limits, or included with a limited monthly amount in the price. In any case, only utilities that vary in price according to consumption are considered: electricity, water, and gas.'
How is cleaning managed?
For each property, you can configure the cleaning frequency and indicate whether the cost is included in the rental price or if it has an additional cost.
Is it mandatory to have internet/wifi?
No, internet is a service that most clients value, but it is not mandatory to rent through Homyspace. If you have it, keep in mind that its cost must always be included in the rental price.
What is the minimum and maximum stay for which I can rent my property?
We offer rentals for stays starting from 15 days (except in areas with different local minimums) and up to 11 months. Similarly, if you want to customize it within that range, you can configure your own minimum and maximum stay in the 'length of stay' section of your property.
What occupancy can my property have?
Many factors can influence your property's occupancy, but on average, you can expect a 10% to 20% loss in occupancy due to the difference in dates between one client leaving and the next arriving.
How many photos should the property have?
At least one photo per room, considering the number of bedrooms, bathrooms, and common areas.
How can I edit my ad on Homyspace?
'You just need to log into the provider portal with your email, go to the 'properties' section, click on the one you want to edit, and then click 'edit.' '
My property is pending approval, how long will it take to be published?
Once you complete your property's profile, the Provider Department will handle its approval, usually within the next 24 hours if everything is correct. Otherwise, they will contact you if they need additional information.
Do I need to keep the calendar updated?
Yes. You can do it manually in your property's profile or by syncing your iCal if you also offer your apartment on other platforms.
Does Homyspace have iCal to sync the calendar with other platforms?
Yes, you can find it in your property's edition section under the 'export calendar' section.
What price can I set for my property?
If you're not sure about the monthly price you want to set for your property, you can request a price analysis once you've published it. We will compare properties similar to yours in your area and inform you of the average monthly price. However, the final price will always be your decision as the owner.
What options do I have to customize my price?
You can set a fixed monthly price for the entire year or customize prices by months. Additionally, you can also configure discounts based on the length of stay or the number of tenants.
Tenants
What kind of tenants will stay in my property?
'The tenants will be employees temporarily relocated by their companies or self-employed professionals (freelancers, civil servants, nomads) who are temporarily relocating and working in different sectors, with various profiles: salespeople, construction engineers, operators, civil servants, doctors, actors, specialists, executives, etc.'
Do I need to show the property to potential renters?
No. We have full confidence and transparency with property owners to ensure that the information you provide us is accurate and up-to-date when uploading it to our platform.
Instant Booking
What is instant booking?
It's the easiest way to work with Homyspace, as our clients can see your property in real-time and book it instantly. No availability queries, we will only contact you when a reservation is confirmed.
What do you need?
- Sync the calendar (ical) of your property.
- Complete billing and contract details.
- Set a fixed price and non-variable conditions.
- Set minimum and maximum stay (optional).
What are the advantages?
- Your property will have priority over others, appearing at the top of the search results.
- We will send your property's proposal faster to the client, increasing the chances of it being chosen before others.
- You won't have to respond to each availability inquiry. We will only contact you when the client is interested and ready to book.
